Find A Property’s Zone

The most common way is to look up the zone on a Zone/Land Use Map

  • You can access the available maps here
  • The map should tell you the zone (R1, R2, etc.)
    • Type in the address of the property on the map, click on the pin and it will list the zone
    • The parcel will also have a color or pattern over it which also lets you know the zone
  • The maps are color coded so different colors or patterns means different zones/codes
  • If you don’t have an exact address go by the colors and patterns

Find Land Use Information

  • Each county should have a comprehensive plan and a land development regulations document which provides details for future land use, enforcement codes, etc.
  • Links to each county’s plans are located here
  • If a link is not included for a particular county then you must call the planning department for that information
  • Comprehensive plans usually include information for density allowed
  • Land development regulations usually provide more specifics regarding land use such as amount of units allowed, types of structures, etc.

Tips

It’s faster to call the office to find out zone and land use but you want to verify the information You may get different answers depending on who you talk to

  • Here are the key questions to ask
    • What is property zoned for (R1, R2 Mixed Use, etc.)
    • Any restrictions (mobile homes)
    • What is the density allowed
  • Enter address into field
  • A box will appear above the property
  • The first screen shows the address
  • The second page will show the zone of the property
  • The third page shows the parcel number and owner of property
  • Click on the ‘Future Land Use’ Tab
  • On the second page it will show if it is residential
