How to prep your AirBnB – Vacation Rental Checklist

Property Set up Tips

  • Owner’s closets should house personal items that you do nt want guests to have access to. We will put a keyed lock on the door knob to prevent guest entry.
  • Provide luggage racks or somewhere to have accessibility to suitcase contents without stooping to the floor. My favorite are the storage benches that double as a seat, storage, and are perfect to toss a suitcase on top.
  • Don’t skimp on patio furniture. Most guests are here for the outdoor experience so they will spend a lot of time on the deck enjoying the views. If your deck gets sunlight, make sure you have lounge chairs. The rule of thumb is to have enough seating for the number of residents the home accommodates. Make sure it is sturdy, comfy, and durable. If you don’t invest in something high quality, you can expect to replace it every year or two with all the ocean elements and wear & tear.
  • Oftentimes owners who have had properties for many years don’t look at their place with a fresh set of eyes. Utensils get worn, plates get broken and mismatched, and artwork fades. These things are a part of the overall impression a guest will have of your home. We make sure the details don’t look shabby.
  • Keep decor in line with the locale. Guests coming to Panama City Beach are here to enjoy the ocean, sand, shells, and marine life. Your home should reflect that to enhance their experience.
  • Where will a guest charge their phone? Where will they put their toothbrush? Think like your guest when staging your home for their stay.
  • NEVER use throw rugs that are not non-skid. This is a fall risk. Make sure your rugs are secure.
  • Entry rugs keep the sand to a minimum inside your unit. Invest in commercial grade, heavy duty rugs that will last for years instead of the cheap, disposable rugs that shed.

  • You want service for at least 1.5X the number of guests your home accommodates. E.G. sleeps 6 – purchase service for 8.
  • If you have a studio or 1 BR you don’t need a crock pot, huge pots, or large bowls – the basics will do.
  • If you have a large home, you need a crock pot, large pots, large bowls – equip the kitchen as if you were cooking for a crowd

Bedrooms

You don’t want to skimp on the mattress & bedding since this is one of the most frequent guest complaints. Everyone sleeps – make sure things are cozy, clean, and well maintained.

The rule of thumb is to provide: 2 pillows per twin bed & 4 pillows for full, queen or king beds. Protective pillow covers and mattress covers (these extend the life of your bedding and help keep things sanitary).

Extra blankets (fold as a coverlet at the base of the bed to dress things up).

Comforter, quilt or duvet cover (2 for each bed; spares go in the closet)
